The following is a partial list of accomplishment's that your current Board has achieved.
Homeowners came to the board and requested that a security wall be constructed along Wiles Road. Your
Board heard them and worked with the City of Coral springs, Turtle Run CDD and individual homeowners to
get this project done. Construction will soon begin with an estimated completion date of Feb, 2012.

Homeowners came to meetings and said they felt the entrances to our communities needed upgrading. We
heard you and went to the Turtle Run CDD to get it done! We had upgraded landscaping put in at the entrance
to 43rd Place, 65th Ave, and 41st Street. Additionally landscape lighting is expected to be completed by Feb,
2012.

At a meeting several homeowners discussed with board members that it would be nice to have benches
installed throughout the neighborhood. We listened and worked with Turtle Run CDD and The City of Coral
Springs to make it so. Installation of custom park benches engraved Turtle Run on the back side have been
placed in strategic locations in the Turtle Run Park and along Turtle Run Blvd.

Your Board negotiated with Broward County to fund the construction of the new covered play gym while at
the same time worked out a deal for the city of Coral Springs to put in the new basketball & volleyball courts
plus beautiful landscaping in our Turtle Run Park.

We kept hearing that we needed poop stations so the Board got the City of Coral Springs to Install poop
stations along Turtle Run Blvd to help keep our neighborhood pristine.

Your Board met with the Target Plaza Developer who wanted to put up a precast plain wall similar to that
seen behind gas stations, with several entrance and exits on Creekside drive, which would have caused our
neighborhood excessive extra traffic. We believed this was esthetically unacceptable and forced them to put
up a beautiful red brick wall along Creekside Drive consistent with our neighborhood look at a cost to them of
approximately $500,000.00 We also insisted on there being no exits on Creekside Drive to minimize the traffic flow on Turtle Run Blvd.

Residents said the tennis courts at Forest Glen Middle School needed resurfacing so again the Board went to
The Broward County School Board and got them to agree to resurface the courts which has been done. These
courts are for students and residential use only.

Residents said they wanted a fountain at Turtle Run Blvd & Turtle Run Blvd. Your board went to The Turtle Run
District and pushed for a fountain. At an approximate cost of $30,000 to the District not us a fountain was put
in. Now upon entering our neighborhood you see this graceful fountain accompanied by a shore side bench
and sitting area marked Turtle run.

Homeowners complained that there needed to be a traffic signal at Turtle Run Blvd and Sample Road. Your
Board went into action met with County Officials and Coral Springs traffic enginers and got the light installed
insuring easier and safer access and egress from our neighborhood.

When the City of Coral Springs wanted to have the Flag poles removed at Turtle Run Blvd and Sample Road
your board objected as we believe they help distinguish us from other neighborhoods and are esthetically
pleasing. A solution was agreed upon with the city and county after many meeting and negotiations. The
medium was widened and consequently the Flag poles will remain.

Current Projects
Board members on their own time worked in conjunction with homeowners and a web site development
company to launch The Estates at Turtle Run website. This site has an area where residents can advertise their
businesses or homes for sale for FREE.
In order to maintain our property values and keep our neighborhoods visually appealing the board has
arranged for debris cleanup for foreclosed and vacant homes where we cannot get the banks to maintain the
property.
Board members and homeowners at meetings researched and viewed an upgraded street sign; once approval
was agreed upon we had the current designer street signs put up, and the old rusty ones removed.

In order to try to get our street trees to canopy in a manner that creates curb appeal a certified arborist was
retained to properly trim the street trees in The Estates at Turtle Run.
Its simple sidewalks and curbs get moldy, black and dirty so the board instituted a program to have them
pressure washed a service that additionally maintains curb appeal and home value.
The Board had the park renamed from Wiles Road Park to Turtle Run Park by meeting with The City of coral
Springs Parks and recreation Department and had it then approved by the City commissioners.
Your Board is currently working with the City to have the paving re-done as the job that was done is
substandard. Your board complained to the City and had them hire a specialized engineering firm to confirm
that the tar and workmanship is substandard work. The City because of our efforts has not paid the contractor
and is currently preparing to have the job corrected. So expect to see this work re-done in a professional
manner fairly soon.

Who's Recognized our Accomplishments?
- Our community has received special recognition from City of Coral Springs Commissioners Board who are using Turtle Run as a model for current city improvements and beautification projects.
- HGTV series Property Virgins choose to feature The Estates over other area neighborhoods in an episode aired nationally.
- The Estates was the recipient of the Coral Springs Garden's Club Award.
Future Plans
Negotiations are underway by your Board with the City of Coral Springs, Broward County School Board, and
Turtle Run CDD to come up with solutions to reduce traffic congestion during school drop-off and dismissal
hours.

The Board is working to get a Privacy/Security wall for the homes that back up along Turtle Run Blvd.

The Board wants to create a Turtle Run Estates Yard of the Month program, to show our appreciation for
homeowners who put in the extra effort to beautify our community.
For several years now the Board along with homeowners has been talking about putting up signs on each
end of Turtle Run Blvd stating (The Estates At Turtle Run). Thanks to homeowners who went out and
photographed other community signs we now have an idea of what we want. If possible we would like to have
these signs light. Hopefully this project can be started in the near future as it will separate our community
from the rest of Turtle Run, upgrade us and create an upscale appearance.
This is your board in action working diligently to keep our community beautiful and protect
our interests!
All of these accomplishments are due to the hard work and dedication of your Board
members who donate their personal time to meet with city and other officials, going to
district meetings and standing up for your rights and the benefit of our community. These
accomplishments benefit us all.
Most of these accomplishments required months of research, planning, development, and follow up. All
projects were listed on the Home Owner's Association meeting agendas that were included
with notification of upcoming meetings and were mailed in advance of every Home Owner's
Association meeting via U.S. mail to every homeowner.
